Why the site is being brought forward

Access and getting around

  • Vehicles would access the new neighbourhood from Alfred Potts Way through a new junction.

    The access would also include routes for pedestrians and cyclists, as well as a safe crossing to connect with the existing shared footway and cycleway on the western side of Alfred Potts Way. Further details will be included in the Transport Assessment submitted with the planning application.

  • As with any new homes, the proposals are expected to result in some additional vehicle movements. A detailed Transport Assessment is being prepared to consider the likely impact on local roads and junctions and identify whether any improvements are needed.

    The assessment will be prepared in consultation with Cheshire East Council and submitted as part of the planning application. The proposals will also include improved walking and cycling connections to help people make shorter journeys without relying on a car.

  • The existing public right of way would be retained, with any necessary changes agreed with Cheshire East Council’s Public Rights of Way team.

    We are also proposing to extend the route through the site, creating more opportunities for walking and cycling within the new green spaces and improving connections with the surrounding area.

Local services

  • The potential impact on local schools is being assessed as part of the planning application.

    Cheshire East Council will consider the proposals alongside its latest information about school capacity and determine whether additional places are needed. Where necessary, Taylor Wimpey would make financial contributions through the planning process to help support local education provision.

    A new primary school is also being built as part of the Basford East development, which is expected to help ease pressure on local school places.

  • The proposals do not include a new GP surgery. Instead, Taylor Wimpey would make financial contributions through a Section 106 agreement to support local healthcare infrastructure. This would help ensure that additional demand from the new homes is addressed through investment in existing local services.

Landscape, drainage and construction

  • The proposals will include a sustainable drainage system designed to manage surface water across the site. This is expected to include features such as permeable paving, rain gardens, swales and an attenuation basin, which would store water and release it at a controlled rate.

    It is intended that surface water would connect to Swill Brook to the south, using drainage infrastructure already provided within Cherry Tree Park that is capable of serving the proposed development.

    A detailed drainage strategy will be submitted with the planning application, setting out how the system would operate and how flood risk has been considered.

  • The proposals have been designed to retain the existing trees on the site wherever possible. Existing hedgerows would also be retained and strengthened through additional planting, particularly along the eastern boundary.

    This would help provide screening, support wildlife and create a greener edge to the new neighbourhood.

  • Construction would be carefully managed through a Construction Management Plan agreed as part of the planning process.

    This would include controls over the number, timing and size of construction vehicles. Any temporary traffic management required on Alfred Potts Way would be coordinated with Cheshire East Council, with local residents kept informed.

Consultation and next steps

  • The consultation will close on Tuesday 1 September 2026. Following this, the project team will review and analyse all feedback received and consider whether any changes should be made before the proposals are finalised.

    A Statement of Community Engagement will be prepared to summarise the feedback received and explain how it has been considered. We currently expect to submit an outline planning application to Cheshire East Council in October 2026.

    Once the application has been submitted, Cheshire East Council will carry out its own statutory consultation before making a decision.
