Homes for Shavington’s future

Shavington needs more homes to meet the needs of local people and future generations.

We are proposing up to 200 new homes, including 30% affordable homes, on land next to the existing Cherry Tree Park development.

The site provides provides a logical extension to an established comunity an established community and supports Shavington’s future growth in a way that respects the village’s distinct identity and character. The proposals would also provide new green spaces, additional landscaping and improved walking and cycling connections.

What the proposals include 

The proposals would deliver a sustainable, accessible and well-connected new development featuring up to 200 new homes and providing the following benefits:

Up to 200 new homes

Including 30% affordable homes, helping to meet Shavington's need for new homes and giving more local people the opportunity to live in the community they know and love. 

A mix of homes 

Providing a range of homes for first-time buyers, growing families and those looking to downsize, helping people find a home that suits their needs at every stage of life. 

Public open space

Creating new green spaces for recreation, relaxation and everyday use, including new play facilities for both existing and future residents to enjoy close to home.

Landscaping and biodiversity
New planting and habitat improvements will complement the character of the area, create an attractive setting and support local wildlife. The proposals will also deliver a 10% biodiversity net gain, leaving habitats in a measurably better condition than before development.

Access from Alfred Potts Way 
Providing access to the new neighbourhood while connecting it with the existing Cherry Tree Park community.  

Walking and cycling
Improving connections between the new neighbourhood and the existing community, including extending the Public Rights of Way network to make it easier for people to travel on foot or by bike.

Why are new homes needed?   

Within Cheshire East, there aren't enough homes to meet the needs of current and future generations. Many people struggle to buy their first home, families need more space and others are looking to downsize while staying in the communities they know and love. 

To help address this, the Government has increased the number of new homes Cheshire East is expected to deliver over the coming years. In response, Cheshire East Council is preparing a new Local Plan to identify where future homes, jobs and infrastructure should be located and ensure enough land is available to meet the borough’s housing needs. Alongside this, Shavington-cum-Gresty Parish Council is preparing a Neighbourhood Plan to help shape how the village grows in the future.

The development of land at Alfred Potts Way would help deliver the homes Shavington needs while protecting the village’s distinct identity. The proposals include up to 200 high-quality new homes, including 30% affordable homes, next to the existing Cherry Tree Park development.
